The site is located in the centre of Riddings, surrounded by residential housing to the North, East and South. Riddings is a village approximately 2 miles from Alfreton and 5 miles from Junction 28 of the M1 Motorway, which provides extensive transport links with the North and South of England.

Whilst the site does not have an implementable planning permission, the land could provide residential development (subject to planning) for up to 80 residential dwellings. Formal planning enquiries should be directed to Amber Valley Borough Council planning department. It is Amber Valley’s condition of sale that the site will be sold subject to securing a minimum of 30% on-site affordable housing provision in accordance with planning policy.

We have been instructed to sell an undeveloped “Greenfield” parcel of land outlined in red on the attached plan, which extends to a total of approximately 2.440 hectares (6.031 acres). Amber Valley Borough Council will grant access to service the proposed development site off High Street and across the car park land outlined in green on the attached plan.


Offers are invited for the freehold interest for residential development via an informal tender process. DTZ are seeking offers for the freehold site with access off High Street / the car park on a conditional basis subject to the prospective purchaser securing an implementable planning permission for residential development with a minimum of 30% on-site affordable housing.All offers should include an indicative scheme layout drawing detailing the number of units to be developed on the site.
